Local Plumber in Topanga, CA

Canyon homes, septic, hard water and long driveways. You talk to Sergio and get the price before we start.

Your water pressure dropped again. The downstairs drain gurgles every time the washer runs. And you're not sure if it's the pipes or the septic. If you need a plumber in Topanga, CA who knows canyon houses, call me. I'm Sergio, and Malibu Plumbing Pros is my family's company.

Topanga homes sit on steep lots, up long driveways, a ways off the boulevard. Lots of them have their own septic tank, and some have their own well. That kinda changes how plumbing works out here, and it changes who you call for what. I'll tell you which part is mine and which part isn't.

What's Different About Plumbing in Topanga

Local stuff that changes how we do the job here.

Your water comes from District 29, and it's hard

If your Topanga home has a water meter, your water most likely comes from LA County Waterworks District 29. The County says District 29 supplies drinking water for Malibu and Topanga, and the Topanga water system went in between 1962 and 1967 (LA County Public Works). So some of those mains and the pipes off them are pretty old.

The water is hard too. District 29's 2025 water quality report lists hardness from the Weymouth plant at an average of 234 ppm. The USGS calls anything over 180 ppm very hard. Hard water leaves white crust on faucets and builds scale inside water heaters. A water softener can help, and I'll tell you if your house actually needs one.

Why a plumber in Topanga, CA has to know septic

Large stretches of Topanga Canyon have no public sewer, so homes run on septic tanks or older cesspools (Ocean Permits guide). Topanga is unincorporated, so septic systems here are reviewed by the LA County Public Health OWTS program.

The County asks for a system check by a licensed contractor if your septic is more than 15 years old, if it's a fire rebuild, or if there's no record of it being approved. Adding a pool, a deck, a room or an ADU can trigger a review too. On our side, we fix the drain and sewer pipe from the house to the tank. If the tank itself needs pumping or a County evaluation, I'll tell you that straight.

Permits go through LA County, not a city

Topanga isn't a city, so building permits come from LA County Public Works Building and Safety through its online system, EPIC-LA. One nice thing: the County says a home water heater swap doesn't need a plan check. The permit can be issued once the application is filled out and the fee is paid. Inspections have to be asked for at least 24 hours ahead.

Wells, fire, and canyon roads

Some hillside homes in Topanga don't get water from a public main at all. They run on a private well, a pump, and a pressure tank (more on canyon wells). Well drilling and well permits go through the LA County Public Health Drinking Water Program. We don't drill wells. That's a job for a licensed well driller.

The January 2025 Palisades Fire also burned into Topanga, and Topanga Canyon Boulevard was closed from Mulholland to PCH while it burned (Palisades Fire overview). If your place was in the burn area, have your water lines checked before you trust them again.

Plumber in Topanga, CA: Common Questions

Questions we hear from Topanga homeowners.

About Sergio. Sergio owns Malibu Plumbing Pros and does the work himself. He's a dad of three who likes the hard jobs best, the leak nobody can find or the old line nobody wants to touch. More about Sergio.

Do you work on homes with septic in Topanga?

Yes. We fix the plumbing inside the house and the drain line out to the tank: clogs, broken pipe, bad cleanouts. Pumping the tank and the County's septic evaluation are separate jobs. If that's what you need, I'll tell you instead of charging you to find out.

Do I need a permit to replace my water heater in Topanga?

Yes, through LA County Building and Safety. The County says a home water heater replacement doesn't need a plan check, so the permit can be issued once the application is done and the fee is paid. The new heater also has to be strapped for earthquakes under state law.

Why is there white crust on my faucets?

That's hard water. District 29's 2025 report shows hardness averaging 234 ppm from one of its supply plants, and USGS calls over 180 very hard. Vinegar cleans the crust. A softener or filter stops it from coming back. I'll tell you if it's worth it for your house.

Can you fix my well?

We don't drill or rebuild wells. That takes a licensed well driller and a County permit. We can work on the plumbing inside your house. If your pressure problem is the well itself, I'll tell you so you call the right person first.

Do you come out to Topanga for small jobs?

Yes. A running toilet or a dripping faucet is still worth a call. And if it's something you can fix yourself, like a cheap flapper in the toilet tank, I'll tell you that on the phone.
