What a plumber in Malibu, CA has to know

Plumbing here isn't like plumbing in the middle of LA. A few things change how we work, and any plumber in Malibu who skips them will be back to fix the same thing twice.

Most of Malibu runs on septic

The City of Malibu says onsite wastewater systems (what most people call septic) handle the majority of the city's wastewater (City OWTS manual). Every septic system in the city needs a City operating permit. A regular home system's permit lasts 5 years, an advanced system's lasts 3, and commercial ones last 2 (City FAQ). So when your drain backs up, we first check if it's the pipe in the house or the line out to the tank. Pumping and the City's septic inspections are done by practitioners registered with the City. If that's what you need, I'll tell you and point you to their list.

Hard water from District 29

Malibu's water comes from LA County Waterworks District 29, which serves Malibu and Topanga (LA County Public Works). Its 2025 water quality report lists hardness from the Weymouth plant at an average of 234 ppm, and the USGS calls anything over 180 very hard. That's the white crust on your faucets and the scale that kills water heaters early.

Salt air and hillside homes

Ocean air eats exposed metal. On a lot of beach homes we find corroded hose bibs, rusty valves and green fittings years before you'd see that inland. Up on the hills it's different problems: long drain lines to the tank, steep runs, and water pressure that needs a regulator.

Fire rebuilds

Malibu is still rebuilding. The City's Woolsey Fire rebuild tracker lists 365 single-family homes, with 231 finished so far. Then the January 2025 Palisades Fire burned beachfront homes in Malibu too (overview). A rebuild means new water lines, new drains and new gas lines, all done to code.

Water heaters must be strapped

California law says every water heater has to be braced, anchored or strapped against earthquakes, and a seller has to certify it in writing when a home is sold (Health and Safety Code 19211). Any heater we put in gets strapped.

Plumber in Malibu, CA: Common Questions

What Malibu homeowners ask us most.

View All FAQs
How do you price a job?

I look at the problem first, then give you the price before any work starts. You say yes or no. If I open a wall and find something new, I stop and tell you before doing more. No surprise bill at the end. That's the deal on every job.

Do you work on homes with septic?

Yes, pretty much every week. Most of Malibu is on septic, so we fix the drains in the house and the line out to the tank. Pumping and City septic inspections are done by City-registered practitioners. If that's what you need, I'll tell you and point you to the City's list.

Does my water heater need earthquake straps?

Yes. California Health and Safety Code 19211 says every water heater must be braced, anchored or strapped. If yours isn't, it's a quick fix. Any water heater we install gets strapped, and I'll check your old one when I'm there.

Why does my water leave white spots?

Malibu's water is hard. District 29's 2025 report shows an average of 234 ppm from one of its supply plants, and USGS calls over 180 very hard. A softener or filter can help. I'll tell you honestly if it's worth it for your house or if a simple cleaning will do.

Do you work on businesses too?

Yes. Homes come first, but we also help shops, restaurants, property managers and vacation rentals. Clogged kitchen drains, running toilets, water heaters, leaks. Call and tell me what's going on and when you need it done.

Need a plumber you can actually reach?

Call (310) 359-0140. Sergio picks up, tells you what's wrong, and gives you the price before any work starts.
